Happy New Year! It’s a New Year, and as usual, we approach the year with optimism. 2014 was a phenomenal year for real estate prices in Houston, so what is in store for us this year?

We are still experiencing low inventory levels, but prices have been dropping all over Houston. In some neighborhoods, we saw a surgence of sales with multiple offers again last month. Are the price drops a sign of a falling market, or is it a sign of homes that were over priced to begin with?

I will remain optimistic in 2015 that as long as homes are priced correctly and they are in reasonable condition, they will sell fairly quickly. Mortgage rates remain low for now, so it is a good time to buy.

After a slowdown in the market this year, housing analysts and economists have high hopes for 2015. The real estate market is expected to build momentum across the board nest year, mostly because of a strengthening economy.

Here's a recap of some of the real estate forecasts for 2015:

1. Millennial force: Younger professionals are having more luck in the job market, which is expected to help more of them jump into home ownership in the new year. Overall, employment is on the rise, but jobs for Millennials — particularly those aged 25 to 29 — has risen by 3 percent. That's one percentage point above the nationwide rate. According to some forecasts, Millennials are expected to drive two-thirds of household formations over the next five years.  Read More

A New Year for Houston Apartments
Houston's apartment building boom could slow the skyrocketing costs for rent in 2015. That's what apartment locators and realtors are saying, according to a report by KHOU Channel 11 News.

"I think we are at that tipping point, where we are almost at the point of being overbuilt," Rod Morrison of A-1 Apartment Locators asserted.

Citywide, more than 25,000 new apartment units will offer Houston renters more options, with 43 new complexes inside the loop alone.  Read More
