With so much uncertainty about how the oil prices will affect the housing market in Houston, pricing a home has become more difficult. While a profesional Realtor will want to help you maximize the sales price of your home, we also don’t want to over price your home and see it sit on the market for months. The longer the house takes to sell, the more the price tends to drop. Be realistic about your home’s value and discuss it carefully with your Realtor. If your Realtor suggests a price that seems unrealistic (but appealing), ask to see the comparisons that support this price. The best price for your home is not always the highest price. There are many reasons for choosing a Realtor and the right price is just one of them!
Houston Housing Market Holds Up
Many economists and analysts expect Houston’s housing market, the nation’s hottest in recent years, to slow markedly this year due to depressed oil prices. The thing is, Houston isn’t cooperating so far.

Several major home builders reported this week that their sales in Houston ran the gamut in the first quarter, from flat in comparison to a year ago, to up sharply, to down a bit. Commerce Department figures show that Houston’s residential construction slowed in the first quarter to a 2.2% year-over-year gain from an 8.6% gain in the previous year. How Listing Buzzwords Can Affect a Home's Sale Price
Did you ever notice that certain words get used over and over again in real-estate listings? It turns out there's a good reason: "beautiful," "custom," and "remodeled" are just a few of the buzzwords that can add lead a home to sell at a premium, according to a Zillow analysis of 24,000 home sales.

The survey found that homes in the lowest price tier did well when they used high-end adjectives like "impeccable," "upgraded," "stainless," and, especially, "luxurious." "Bottom-tier homes described as luxurious tend to beat their expected sale price by a whopping 8.2%," say the the study's co-authors Spencer Rascoff and Stan Humphries.  Read More
